Our Process – What We Do:
- 1. Initial Consultation
- We begin with a confidential discussion to understand the project, goals, complexity, and the level of support the owner is seeking.
- 2. Scope & Engagement Alignment
- We define the appropriate level of engagement—local, regional, or à la carte—along with roles, responsibilities, and expectations.
- 3. Fee Structure & Terms
- We review pricing structure, engagement terms, and project timelines to ensure transparency and alignment before work begins.
- 4. Strategic Onboarding
- We integrate with the project team, establish communication protocols, reporting formats, and decision-making workflows.
- 5. Ongoing Representation & Oversight
- We provide disciplined advocacy, oversight, and reporting tailored to the agreed scope throughout the project lifecycle.
- 6. Project Closeout & Transition
- We support final closeout, documentation, and transition to occupancy, remaining available as an owner advocate as needed.

What We Don’t Do:
- We do not act as the contractor or builder while engaged as an Owners Representative.
Scope CCS is strictly independent and does not self-perform construction or hold trade contracts. - We do not compete with the project team.
Our role is to support alignment, accountability, and performance—not to undermine architects, builders, or consultants. - We do not make design decisions for the owner.
We advise on risk, constructability, and cost implications, while final design decisions remain with the owner and design team. - We do not replace architects or engineers.
We coordinate and review, but all professional design responsibility remains with licensed professionals. - We do not provide unmanaged or informal oversight.
Engagements are clearly scoped, documented, and structured to avoid ambiguity or scope creep. - We do not promise unrealistic budgets or schedules.
Our guidance is grounded in real-world experience and market conditions—not optimism. - We do not maintain a constant on-site presence unless contracted.
The level of involvement is defined upfront and tailored to the engagement type. - We do not take projects where independence is compromised.
If conflicts of interest exist, we decline the engagement.
